Golden Eagle International are looking for Lettings Consultants to join a very busy and expanding lettings office in the heart of Marylebone.

 

The person in question will be responsible for letting property from the portfolio of over 200 managed properties as well as letting the “let only instructions”.

 

The office is extremely busy with a lot of referrals as well as new business enquiries.

 

The right candidate will be well presented, well versed in spoken and written English, polite, self motivated and ambitious. Other spoken languages a bonus but not compulsory.

 

Minimum of 2 years experience for the role necessary and candidates with a qualification from ARLA or NAEA will be strongly considered.

Golden Eagle International are looking for an experienced dedicated and professional person to head up the developments and facilities department for the company.

 

The right candidate for the role should be able to handle multiple tasks/ projects at once, be proactive in finding solutions to maintenance issues, have good customer service skills when dealing with tenants and good management skills whilst organising and motivating the maintenance team. Tight budgets and deadlines are inherent in the role, and stock control is important to avoid excess and unnecessary waste.

 

The job role will include but is not limited to:

 

Receive, review and organise all maintenance issues reported by tenants         

 

Check properties once tenants have moved out and produce a maintenance list, send to maintenance team and give time period for all to be done as well as costing up any damages

 

Organise renovations of properties, potentially 2 at a time, from finding builders, working out costs of labour and materials, ordering materials.

 

Working to very tight deadlines and budgets, often expected to be up early and work late.

 

Create an income of “x” to the company, by costing up maintenance issues of “managed” flats of landlords i.e. Flats not owned by Golden Eagle, Directors or affiliated family.

 

Inspect buildings and flats owned and managed by the company for proactive maintenance issues and cleanliness, buildings common parts expected to be immaculate without burnt light bulbs even during renovations

 

Organise cleaners rotas/ schedules to clean flats and buildings.

 

Organise driver for collection/ delivery of materials

 

Inspect renovations and maintenance jobs once done for quality control           

 

Discuss with tenants progress, timelines and any issues that may arise, keeping them in the loop.

 

Keeping maintenance list up to date.

 

May very rarely be called out for emergency issues i.e. leaks or such, but happens once a year max.

 

Stock taking products/ materials and keeping waste to a minimum

 

Dealing with Insurance claims for leaks/ damage etc, contacting insurers, getting works done and paid out by insurers

 

Negating with suppliers for discounts, sending out orders to 3 suppliers and getting cheapest prices

 

Looking after, Managing and keeping a record of all keys for all properties

 

Dealing with Chubb fire/ PHS/ window cleaners and all contracts relating to buildings

 

Manage company vehicles for insurance/ resident parking/ congestion/ servicing etc

 

Dealing with all plumbers/tillers/ electricians/satellite engineers/ washing machine engineers/ builders and anyone related to the department, negotiating down to the lowest point their costs.

 

Giving daily job sheets during daily meetings, all jobs, with all tenants details inc mobiles and emails and problem descriptions and following up at end of the day

 

Keeping history per property of maintenance issues making sure the job is done property and the property is not returned to several times over a year for the same issues
